Q: What are the directions to the subdivision?
A: Hwy 17 N from Wilmington. Right on Washington Acres Rd. Left on SW Center. Right on Center Dr. Graystone will be on your right.
Q: What are the subdivisions amenities?
A: There are no planned amenities at this time for Phase 1.
Q: Is there water access? Boat launch?
A: All property owners in Graystone that are in good standing with the HOA will have access to Mill Creek Boat Landing - their own private boat ramp!
Q: How far away is the Intracoastal Waterway?
A: Just a couple of miles away!
Q: If I buy a lot, can I use my own builder? Are there regulations to follow for custom building?
A: Yes - you are able to use your own builder. All plans need to be approved by the Architectural Control Committee and be in compliance with Pender County ordinances.
Q: What is the price for a lot?
A: Our lot prices range from $50,000 to $98,900.
Q: Is there a certain amount of time for me to build on my lot?
A: Take all the time you would like.
Q: What is the minimum square footage for custom building?
A: All homes must be a minimum of 2,000 heated square feet.
Q: What type of Water/Sewer are available?
A: Graystone is on county water and septic.
Q: Who are Cable and Electric providers?
A: Electric is Progress Energy. There is no cable available at this time.
Q: Can I have a fence?
A: Yes - back yard only, and all fences must be of a uniform design, color and choice of materials.
Q: Can I install a pool?
A: Yes.
Q: Can I park my boat in the yard?
A: Unless located within enclosed garages, no large boat and/or boat trailer (over 28’ in length) shall be kept or maintained or located upon any lot unless and except with prior approval of the Committee. Other boats and/or boat trailers (less than 28’ in length) must be stored to the rear of the principal residence located on the lot.
Q: How much are the HOA fees?
A: $150 per quarter. (Equivalent to $600 per year).
Q: What do the HOA fees include?
A: boat ramp access, maintenance of common areas, management fees.

Q: Are there any incentives to buy?
A: These homes are priced at a great value (from the high $200's) for ICWW access and proximity to Wilmington and the bypass.
Q: How many floor plans do I have to choose from? How many builders?
A: We currently have three builders in Graystone. You may choose from a number of plans or bring your own plan to the builder(s) for approval. You may also use your own builder.
Q: Will there be a guard gate/community gate?
A: There is an attractive stone entrance into the community.
Q: What is the build out period per home?
A: All homes must be completed within 12 months of construction commencement.
Q: How many lots are there in the subdivision?
A: There are 35 lots in Phase 1.
Q: Is there a model home?
A: We will not have a permanent working model but may use an available spec home as a temporary model and for showing purposes. Graystone's on-site agent is available for showings, every Saturday-Sunday 11am-4pm, at the Hampstead Communities Sales Center at the corner of Hwy 17 and Washington Acres Rd in Hampstead.
